Below you will find ten of the items selected from our master list of 109 construction and design related challenges that Los Angeles Realty has collected over the past 25 years. Every item on the list is a real problem encountered by developers on active projects. We provide the list to our friends in the industry as a service in helping to avoid the massive costs and time delays that result when mistakes like these are made.

#23.  Washers overflowing and washer water lines bursting and flooding. This problem can be mitigated with installation of a floor drain in the laundry room and/or an easily accessible valve shut off system. Heavy metal flex hoses are recommended.

#30.  Construction running the HVAC units during dry wall and sanding and contaminating the vents, filters, and systems.

#38.  Light colored surface materials installed on pool deck and patio. With severe problems due to reflected sunlight from the surface the entire decking will require replacement.

#46.  Manufacturers and suppliers selected without correct “R” as specified by the local governing authority.

#50.  Street improvement and widening that are not considered in initial siting of monuments and clearance for ease of ingress and egress.

#52.  Smoke evacuation of corridors and garages that are not engineered to the final requirements of the Fire Dept.

#62.  CC&Rs that do not contain a restriction for items that can be placed on balconies.

#76.  Trash rooms that are not adequate for the bins or compaction system specifications.

#99.  Entrance door and gate key fobs are not programmed with one master code so that all owners’ can gain access with one fob.

#104Security systems are not connected into auxiliary power (especially garage gates).
